Lincoln’s Love Affair with Bungalows

For nearly two decades, bungalows quietly slipped out of fashion. Overshadowed by glossy new-build developments, three-storey townhouses, and open-plan modern living, single-storey homes were often stereotyped as housing exclusively for retirees.

However, beneath the surface of the Lincoln property market, a massive shift is occurring. Today, bungalows have become some of the most sought-after properties for sale in Lincoln, attracting a surprisingly diverse demographic of buyers.

While downsizers in their 60s and 70s remain a cornerstone of the market, buyers in their late 40s and 50s are increasingly competing for these single-storey dwellings. What was once dismissed as “later-life housing” is now coveted as smart, long-term living for younger families and professionals.

Over the last 2 years 2,280 Lincoln bungalows came to market, this accounted for 17.1% of all property listings in the area. This is higher than the national average, where 7.62% of homes listed were bungalows.

During the same period, 1,354 Lincoln bungalows sold and completed, achieving an average sale price of £259,481.

More revealing, however, was the price per square foot buyers were prepared to pay. Lincoln bungalows achieved an average of £284 per square foot, compared to £256 per square foot for houses and flats over the same timeframe. In a nutshell, buyers are willing to pay a premium for the right single storey home.

Why Buyers are Paying a Premium for Single-Storey Homes

The surging value of Lincoln bungalows comes down to lifestyle benefits that modern multi-storey developments simply cannot match:

  • Space and Privacy: Bungalows generally occupy mature residential plots featuring wide frontages, generous spacing between neighbours, and larger gardens.
  • Future-Proofing: Buyers in their 50s are thinking decades ahead. Purchasing a well-located bungalow allows homeowners to remain independent without facing a disruptive move later in life.
  • Post-Pandemic Priorities: Buyers now prioritize natural light, quieter surroundings, and flexible layouts—qualities that established bungalows inherently possess.

The Critical Factor: Housing Scarcity

The driving force behind rising bungalow values is supply and demand. In 2025, only 1,505 bungalows were built across the UK, accounting for a meager 1.3% of all new-build homes.

Because single-storey homes require a larger land footprint, volume housebuilders prioritize high-density housing to maximize profitability. Consequently, the existing stock of bungalows in Lincoln has become incredibly valuable because replacement supply is virtually non-existent.

Are Bungalows Easier to Sell in Lincoln?

If you are looking to sell your property, bungalows are statistically the most saleable asset class in the region. 59.47% of Lincoln bungalows that left estate agents’ books over the last two years successfully completed, outperforming both local houses (56.26%) and flats (52.50%).

However, scarcity alone does not guarantee a premium sale price.

  3. Middle-Aged Professionals: Viewing them as sensible, long-term lifestyle investments.
  4. Buy-to-Let Landlords: Recognizing single-storey properties as high-demand, stable rental investments.

Quietly and steadily, these single-storey homes have re-established themselves as one of Lincoln’s most desirable property types. In a real estate market where space, privacy, and longevity are paramount, the humble bungalow is no longer being overlooked.
